It seems like it might be a good idea to shop around to find a homeowners insurance that covers everything you are looking for. Being able to know that you are covered for whatever disaster might happen seems like it could help you live more in comfort. In addition to all the good advice below, ask your mortgage rep about a "lenders concession". It is similar to a sellers concession. But instead of the seller crediting cash to the buyer at closing, a lender can provide some money toward closing costs - usually in lieu of a slightly higher interest rate. Be sure to ask in case this is also an option for you.
As Egan said; Work with a Buyers Agent! Are you? It does not sound as if you are because a good Buyers Agent would provide the buyer with enough info to be able to make a comfortable decision on what to offer.
FYI: If you are NOT working with a Buyers Agent, STOP what you are doing and find one. Egan seems to know the area so you might want to start with him. IN NY you are allowed to have representation so even if you were dealing with the Sellers Agent already, you can get a buyers agent just so long as you have not submitted an offer yet.
