Do your homework as to a good buyers agent. He/ She should be a realtor and will have the know-how to guide you through all your worries and answer any questions that may arise. Also make sure He/She is an expert in the art of negotiation, as this could prove vital in getting your home for the rite price. It all starts with education, so look for a reparable R.E. Agency, then do your homework on the agents and finally pick the one you feel is best suited for your needs. It seems like a lot of research but think of the 30-Year commitment you are getting yourself into. The extra research will pay it-self off when you get your new home at a great price.

I was in a similar situation with a house I SOLD on Calhoun, Single family on a 50/100 lot.

It was an estate the sellers got some damage on the roof but replaced the entire roof. They just got an invoice from the roofer. They did tell me they had gotten warranty for a 20 year roof, when it came to closing the sellers couldn't get or even provide that document.

We tried contact the roofer but nothing. Please if hiring any contractors make sure there licensed and get all documents upfront, it just saves you any liability. But your Realtor could have gotten this information too!

We where fortunate it was a conventional loan and we closed but buyers really wanted that warranty.

If the inspection was done and on the report came back satisfactory you shouldn't have a problem but If so, and your not able to fix it, It can cause you the deal.

I always ask buyers what type of loan and conditions because I know how tight FHA rules and guidelines are.

I can recommend you call Mark Fisher from United Northern Mortgagers for more details on FHA Loans but the buyers have options they can also ask for a 203K Loan?
