I'm also looking for a 2 bdrm or a 1 bdrm with a den (and) or a basement to make into a bdrm apartment or house on Staten Island with washer and dryer hook ups & storage (& hopefully a dishwasher but not a deal breaker). It's just me and my 12 yr old son and I have 2 small 10 lb Miniature Pinches & a cat all in their teens and fully trained and I'm OK with a pet fee. Since I don't have a car I have to be very near a main bus or train line and supermarket. No where ghetto or in the boon docks. I can pay up to $1300/$1350 with all the bells and whistles I'm asking for, $1400 w/bells & whistles and utilities included. But If it doesn't have w/d hook ups or storage I can only pay $1100/$1200.... more

First the question is are the others willing to sell? if they are the steps given by the other agents would be a good way to go.
If they are not willing to sell.
. The only way that I am aware of , to sell the house is by going to court and asking for a partition action. The courts will order the property to be sold at auction .
There is no minimum bid and anyone bidding must have the funds.
I have experience these types of sales, so before you take this route please try to come to an agreement with your siblings.
I have seen a home sold for as little as $1000.00 and another sold for as much $125,000.00

another option if you are not ready to buy
Try Curbing your spending and make it a goal to pay off some of your other debt.
Once you accomplish your goal you will feel a lot better about buying.

It is assumed that the Seller has to pay transfer taxes on a resale but it could be in negotiation regarding who pays it. If the purchase price is agreed between the buyer and seller, the seller doesn't have to pay the taxes.
It is the same theory when it comes to new constructions. Depending on how both sides feel about the final agreement on the purchase price, the buyer can always ask the seller to pay for transfer taxes and the seller can come back for paying half. There is no law to this issue, it all depends on the negotiation as far as I know.... more
