It is a legitimate concern and if this station does open, there will be many garbage trucks in the area every day and a lot of garbage will be handled at this location. East End ave is like living in a small suburban oasis in the city. The promenade, Carl Shutz park are wonderful respites from city life offering safe biking, running and walking or skating. A great place for a dog as well. If you like quiet, this is the place to be. There are express buses that go directly to Wall Street or you can get the Lexington ave subway. The cons are that there is a possibility that there will be a marine transfer station on 91st street. JUNIOR-4 - An apartment with a bedroom, a living room, a kitchen, and a dining area. The fourth room (dining area), originally part of the living-room, can sometimes be converted into a 2nd bedroom by installing a pressure wall with a door.
A Junior-4 can have 1 bath, 1.5 Baths or 2 full baths. Generally, it is expected that a Junior-4 would be less expensive than 2BR, still it can function as a 2-bedroom.

That a great question. In today's market getting an accurate idea of a property's range of value is more difficult than it was just a little while ago. Giving you a price per sq ft. for co-ops in the UES isn't going to give you any type of real idea of the value of the property. The value of a property on Park Ave and York Ave is going to be dramatically different even though they both fall under the UES. Prices are going to depend on the specific location, type of building, this partucular unit has a lot of unique features which you already stated make it more difficult to find like kind comparables.

If you would want to email me a link to the property I would try to give you the best idea that I can without seeing it in person as to a range the property would sell for in today's market.
