Oleg is right, if it hasn't been foreclosed meaning it hasn't gone to the auction yet then the current owner could try to short sale it and you could try to buy it. As far as I know New York is a judicial foreclosure state meaning that the lender must go through court to foreclose which usually takes longer. ... more
