MLS has date settings and allows agents to pull comparable sales from a specific date range — say January to May of 2010. We can then use those comparable sales to recreate the market conditions of the time period. This can be extremely helpful when pricing unique properties or infill development when you have few comparable sales in your marketplace recently. And if you are in a larger city, the Case-Shiller index tracks housing prices in major metro areas and has done so for decades. You can effectively price your home in today’s dollars and then use the Case-Shiller index to adjust the price back to the time you are looking for.
