The current owner can give the tenants the 60 days notice while it is under contract. The only risk would be for the owner if the sale doesn't go through. Go the Building Department and speak to Zoning if your considering doing substantial renovations (add a levels, additions). They will be able to help you. The building department will help you with what type of work needs to be permitted, such as interior renovations like changing the interior structure, moving plumbing, updating electrical etc. If you plan on doing kitchen and bath work, as long as the fixtures remain existent (same place) and your upgrading the cosmetics then no permits are required. However when you start to get into demoing sheetrock, taking down or moving walls, you will need permits. In any case, all of these questions will be addressed by them.

Overall you cannot go wrong with the Bridgewater-Raritan public school system. Bradley Gardens is a good school, but is a matter of personal experience as well. I went through the Bridgewater school system and had a great educational experience. Bridgewater is a in demand town right now, and a big reason is the schools.

The Milltown elementary school is in demand and so homes or townhomes that feed into it present that as an attribute. I do know the area well, have sold in Crossroads, Vanderveer Farms, Beacon Hill, and Glenbrooke, and others. Each community has a different feel and style. If you want a pool, Crossroads does not have that while the others do.

I'd be happy to explore the various areas with you so that you can decide which is a better fit for you.

If you are asking the question, so will poential future buyers unless you can prove that NO flood insurance is needed. With that proof, the concern is gone.

New Jersey's cities have multi-family homes at rock bottom prices that make for great investments, but you have to be willing to deal in less desirable areas. I have lived and worked in Bridgewater. I now reside in Bernardsville and love it. Bridgewater is a wonderful area. There is easy access to most major highways with public transportation to NYC. The Beaches are only 45 minutes away, so is Pennsylvania. There are hiking and biking trails everywhere. Shopping and restaurants are close by, and the outlets in Flemington are only 15 minutes away.
