I think the "tax" you might mean is if you do not live in the home you short sell within the past 5 years. In that case you would pay the tax when leaving the state.

I am pretty sure you are able to post your own property for sale, whether or not you are a real estate agent or not. I would highly recommend your at least consulting with a top real estate agent in your area for access to all the needed forms and disclosures to make sure you have minimized your risk of litigation. FSBO's can be tough - especially navigating legal contracts, disclosures, and ensuring you negotiate your sale for top dollar - yielding the highest net possible to you - so, best of luck to you and the sale of your property!

If you are selling it for more than you purchased it then you will have to pay taxes on the gains.

If not, you may have been lucky- selling prices have gone up in most towns in Ocean and Monmouth Counties.

If you text, call or email me and give me the name of your town, I'd be glad to give you a 5 month year-to-date comparison of 2013 vs 2012, including number of sales, median selling price, number of homes currently in the market, and the real estate absorption rate. That last one is important, and if you're not familiar with it I'd be glad to explain what it is and why it's important.
