As you already know, NJ is not an inexpensive place to live! You really need to speak with a mortgage professional. Many homes in the Little Egg Harbor/Tuckerton area qualify for 100% Rural Development financing (USDA) and the state has a live where you work loan loan program through the NJ Housing and Mortgage Finance Agency.

With regard to the market, in August 2008, 17 homes sold in Little Egg Harbor with a median price of $235,000. In August 2009, 30 homes sold in LEH. The median price was $202,000. In Tuckerton 2008, 6 homes sold in August, with a median price of $240,000. 7 homes sold in August, 2009. The median price of those homes sold in Tuckerton was $160,000. This is based on information from the Jersey Shore MLS.

As Kimberly said there are some real bargains out there, but to take advantage of those you'll need to get together with a mortgage professional to see if and what you can buy, and then be ready to jump when the opportunity presents itself. Good luck!

According to the tax records this property was purchased in 2005 and as already stated it is not currently for sale through a broker.

I have a town home available for sale in Little Egg Harbor. Unfortunately, it can not be rented. If you are interested in Little Egg Harbor rental, don't look at only rentals. Many units that have been on the market for quite sometime and an agent could help to negotiate a rental.

Also, the rental price listed is not always carved in stone. So if you see something a little over your head, negotiate for a lower monthly rental fee. With a good credit history and references you could be quite successful.
