Mail away closings are very common today but they need to be planned for in advance. In the case when a named owner just doesn't show for the assigned closing and hasn't signed earlier.....simply stated, you just won't close! ... more

Actually, it's not common for the sellers to be present at the closing. Many times even seller's attorney does not come to the closing.

Hi Kristi, looks like you got your answer - you asked a great question on a point that is often misunderstood. As a buyer you will be well served by the services of an experienced full time agent you trust, and now that you see that it is the seller that will pay the commission to both buyer and seller agent, there really is no reason not to engage the services of an agent.

In some parts of the country NOT ALL these types of homes are difficult to resale, lost of value upon purchasing. However they can produce future rental income.
