There is no Municipality in NJ called Sewell. Sewell is a Post Office, a zip code. A section of Mantua Township is called Sewell. Turnersville is not a Municipality. It is a section of Washington Twp. Turnersville doesn't even have a zip code.

What listing are you referring to? I'll tell you what Municipality it pays taxes to.

Time and uncertainty. I think short sales are best suited for investors who are can roll witih the uncertainty. I've helped both sellers and buyers - have two in the works right now. The frustration is high on both sides because the control that sellers, buyers and their agents have in a normal transaction is lost to the bank/investor.Plus since the property is in distress, it is highly likely that condition may be an issue - if the seller doesn't have the money to pay the mortgage, then they may not have the funds to keep the home in good order. And ultimately it is the bank that makes the decision - the bank is losing money by definition and so they are very unlikely to make repairs - you should enter into any short sale with the expectation that it will be delivered strictly "as is".

The only advantage for your time and trouble is the lure of a below market deal. But the banks are looking for closer to market value than in the past.

I have a client in a very similar situation, and was recently able to negotiate a closing date after the 2-year discharge anniversary; and my client is currently renting the home until that time. Turnersville is a very good town with lots of appeal; growth, schools, services etc.. Rentals are generally strong here. Of course it all depends on the property renting. Higher value homes are little more difficult to rent but generally speaking from 1200-2000 seems to be the strong rent for the area.
The demand is good. The area is very desirable but the most appeal here are owner residential, since values are mostly stable here. Investors find some deals making it profitable to rent and there are those who are deciding to rent because they have moved rather than sell.
