Hi Ed2012, great that you have found a home you love - Long Hill is beautiful. Diane is right, carpenter ants are not at all uncommon, the important thing is that the seller has responded to the issue. We've had weather events over the last 12 months that have really stress tested the water tightness of homes. Long Hill does have areas where the water table is high, so it is good to be vigilant. I would ask specifically what the impact was of Irene and other storms to get further info. Septic is a decision point - we still have our share of septic systems in Somerset County.

You will want to hire a good inspector in any case - he will be able to evaluate the home on all of these fronts - you will likely need a separate resource to inspect the septic system and this will involve another fee, the inspector will likely have someone he works with/recommends.

Another suggestion - if we have a good soaking rainstorm during the time you are evaluating the home, ask your agent to get you inside to see how the house responds. I think "after a big storm" is the best time to visit properties.
