My recommendation would be to just focus on searching the mls in freehold and calling agents for homes you are interested in. More inventory for the areas you may ne interested in! I work 99% on short sales and foreclosures for investments, and don't recommend you look for a forefclosure unless you are experienced in that field. If you just search the mls, there is a high likelihood you will find a short sale in the mix...if you happen to like one of those, be prepared to wait up to 6 months to close from the time you submit a purchase offer. Could be sooner if you have someone handling the case file that knows how to work the process properly. If you like a home that is not a short sale, you are better off and can still make a good deal. I have been trying to sell my home as a Short Sale for over 2 years. The bank either never responded to the offers or in the last instance......the bank set the asking price. A buyer came in at full asking price. He patiently waited for months only to be told when we thought a closing was imminent that they upped the asking price by $9,000. He walked away. If I was a buyer, I'd stay away from a Short Sale!

As the seller, within 24 hours, I submitted to my attorney every document the bank asked for. It was not me that held this Short Sale up, as the house has been vacant for over 2 years and I just want it sold and off my shoulders. There seems to be no control over what the bank does. I've called every agency I thought would be of help, including my Congressman to no avail. The last contract was signed the beginning of Feb for $1,000 over the banks asking price and a cash offer. Just wondering how the bank will screw this sale up.

An accepted offer is not binding in NJ. until it is under contract and all contingencies have been met. The seller has the right to continue to find buyers and the agent is obligated to do so. Once under contract the seller should only get back up offers. ... more
