Average with what most people want and "have to have" $225-$250 per square foot. As noted below, probably not including the land.

A deck is a terrific way for a seller to add the perception of more living space to a home and it is a great selling feature. You cannot add this square footage to the home. Heat is not the only factor necessary for square footage to be added --- alot of homeowners have heated garages or work rooms. These spaces are not added to the square footage of the home. Some basements are heated and "finished" but they have no egress windows ( fire exits ) or doors. No egress exits the space cannot be added as square footage for the home. To qualify as "Square Footage" the space has to be considered "living space" --- a room where you would be able to live comfortably in the home ---year round --- with finished walls, heat, air ( windows ), exits in and out of the space ie., doors and windows ( that allow escape in case of fire or smoke ), etc.

A deck is a wonderful addition to the home and it will help enhance the marketing, sale and enjoyment of the home. I hope this helps!
