I would think that the best thing for you to do would be to come up and look at some properties. In a densely populated area like Hudson County, conditions do vary from block to block.

In response to your question regarding no listings. This is how all agents begin in the business. You have to get the right start and training, and then you will get the listings. You have MANY opportunities to do this through open houses, phone calls, door knocking, your sphere, craigslist, online, facebook and more. You may also have the opportunity of working with a successful team to start out as a buyer's agent, lead caller, assistant or something else.

This is very possible. As the other agents suggested below your best bet would be either Jersey City Heights or Weehawken. Another area to consider is sections of West New York, North Bergen, or Union City. These areas give you more then the areas closer to Hoboken. That zip code encompasses a very large portion of Jersey City with one of the nicest sections being on Lincoln Park. There's some very beautiful highly desirable homes in that area so I doubt safety would be an issue. Look into homes on the Doctor's Row section located between Westside and Kennedy. Streets such as Fairview, Kensington, Jewett, Belmont and Especially Gifford have some very beautiful 2 family homes and some of them with office space. These are all streets sprinkled along the entrance to Lincoln Park which is also very nice and has a full size football field, track, baseball diamonds, tennis courts, basket ball courts, soccer fields and an amazing jogging path. Plus it's very close to St. Peter's college so you could potentially get lots of students interested in renting in that location. Typically the rents around there can run from $800 to $1000 for a 1 bedroom, $1200 to $1500 for a 2 bedroom and about $1500 to $2000 for a 3 bedroom, depending on the proximity to transportation.

Contact me if you'd like me to take you around to see some properties and the area. I've actually sold several properties over there so I know the area very well! And I might have a really nice 2 family coming on the market early next year!

Tony is correct about the upfront Mortgage insurance premiums. FHA is pricing itself out of the market with it's new Upfront MIP being raised to 1.75% and the monthly increase to a factor of 1.25%. Jersey City was definitely a hype even though the downtown area is still beautiful and retained value. The hype was created by the downtown though. Due to the downtown rebirth as well as the real estate buble, crappy properties in Greenville were selling for 300-400K or more. Years later they are still trying to fill the commercial water front properties as it is overbuilt and to expensive (but beautiful). Conclusion, real estate in general was in a bubble 4 years ago. ... more
