UpNest Top Realtors answered:
Finding a good agent is always going to be the best option. But keep in mind, commission rates are negotiable and can vary. The key to negotiating the best rate is to compare and interview several agents in your local area. We started UpNest ( to help you compare top agents that compete to earn your business. Since agents compete for you, they offer their very best rates and services. You'll also get to ""comparison shop"" like you do for all the other things you usually pay for. It's free and there's no risk to try us out, Good luck!

You can also find out the average commission rate for your area here:

June Buerkle answered:
Also, understand that you will never get the appreciation in value on a condo/townhouse that you would get from a house not part of the planned community.

As long as the builder is building .... nobody will want to buy your house. Why buy a lived in house, when the builder will sell you a brand new one for $5,000 more ..... or even perhaps $5,000 less than what you paid for yours.

Do not fall for the new townhome smell.

Hi Vik, I've had buyers gravitate to Woodbridge and Iselin given the choice. The decision will ultimately be yours, and based on what you determine is a best fit. But from a proximity to highways and public transportation, this overall area has much to offer. And yes, there are town home opportunities to consider.

Mary Petti answered:

Just did a quick search of all single family homes in all of Woodbridge township (including Avenel, Colonia, Fords, Woodbridge proper) searching homews built from 2000 up. There are about 7 homes but they are listed fron $375,000 to $399,900. All are 4 bedrooms and at least 2.5 baths, 1 car garages, and all but 2 have basements.

If you are interested in seeing any of them, give me a call (908-675-0167) and I will be happy to further discuss your needs, and email you the listings.

As far as condo/townhomes there are about 56 available BUT none were built after about 1994.
