I'm in Westchester County and with MetroNorth, Long Island Railroad, PATH, express busses, etc. living in any of the New York City suburbs makes commuting to Manhattan easy & convenient. Remember the further out you live, the more expensive and more time the commute is.

Realtors and lenders must obey Fair Housing laws and they cannot tell you which towns have more white, black or Hispanic residents. You can do your own research visiting the U.S. Census Bureau's website. As a guideline, neighborhoods with very expensive housing will have more white residents while low income neighborhoods will have more black & Hispanic residents. Most towns are very diverse and you need to realize there are different types of housing in all communities.

You will be limited with your home search based on your financial qualifications. How are you paying for your new home? 100% cash? A mortgage? If paying cash, you will be looking at homes with what you can afford. If applying for a mortgage, your lender will tell you what you can afford. Lenders will review your employment, salary history, credit scores, types of outstanding credit, savings and debt to income ratio. As an example, you may think you can afford a $500,000. House but your lender may tell you that you can only afford a $300,000. Home. Therefore, you may be restricted to neighborhoods that you didn't think about. You will need to keep your options open. As mentioned before, there are different types of homes. You may decide to buy a co-op in a better neighborhood with high quality schools or you may choose to buy a house because you insist on having a backyard.

Hi Dax!!

For starters, for an urbane, yet homey kind of feel, with walkable downtown areas - - Look into Maplewood, S. Orange and Montclair - all 3 have the mid town direct train into Manhattan (30 - 40 min ride into Penn Station, no need to change trains), which makes for an easy commute........artsy kind of towns - not to worry - Starbucks everywhere!! :)
Also convenient (15 min drive) to 2 malls (when you're in a Bloomingdales kind of mood)!!

Lots of choices for interesting restaurants, boutiques - even movie theaters (in EACH TOWN) and a performing arts center (in S. Orange). Close to recreational activities, too!

My area offers a lot of options, and many local residents commute daily into the city - the express bus can run 40- 55 min.

Best areas = high prices, so if you share your price range, I'd be better able to guide you.

Some towns in my area to consider are: Livingston, Millburn/Short Hills, Roseland, Chatham, N Caldwell, and the list can go on and on.

Have you moved to New Jersey yet or are you still in North Carolina? If you're still looking, consider Little Silver in Monmouth County. The median home price is a little under $570,000 and the schools are excellent. What grades are your children in? The NJ Department of Education has an excellent web site called the "New Jersey School Performance Report": If you have high-school age children, you also should be familiar with New Jersey's DFG (District Factor Group) classification system.

Immediately next door from Little Silver is Red Bank and Shrewsbury. Red Bank has a great downtown with lots of excellent restaurants and shopping, and Shrewsbury has a great little shopping mall called "The Grove".

You can take the train (NJ Transit's North Jersey Coast Line) into NYC from either Little Silver or Red Bank.
