The homes in Sleepy Hollow do not sell as quickly as homes in neighboring towns because the conventional wisdom is that the public schools in that area are not as good. Many families that live there send their children to private schools. This is then an added expense.
I personally love the older homes in Sleepy Hollow. Their historic beauty is priceless.
Some of the homes are also quite large, and I can easily understand that families may downsize to smaller homes.

Their current strategy of pricing aggressively tends to result in multiple offers witin a week. Santosh, Jeannie Feenick back again - I've now visited nearly every one bedroom unit in Regency Village with a buyer I'm working with - while the price does vary, the units that stand out in value are in the $130K area. I saw one that was a short sale and it was so rough that it was worrisome - it was under $100K but I was concerned about the unknowns - the behind the wall issues. If you put in a nice kitchen and bath, you might be looking at about the $125K-$130K price range as the value at this point.

Now it's November, 2008 -- it was better for a few months but now delays (828 am and returning on the 724) are almost every day. And the alerts are only about 30% accurate. NJ Transit still blaming most delays on "Conrail" (rolls eyes).
