Yes there is no specific rule to follow. The issue is that the longer the property sits out on the market the less desirable the property appears. It really comes down to this, the best opportunity to attract your best buyer is in the very beginning of the listing. If you are getting showings and no offers than the market is telling you something. I was born and raised in Warren and have also worked here as a realtor for many years. I can tell you first hand that this was a wonderful place to grow up in. The school system is top notch and the location is unbeatable. You are close to NYC, airports, and the shore. Even PA is a short ride away. In addition, there is a real sense of community within the town. As a young mother, there is a Mommy's Club where you can meet and socialize with others in your current familial situation. You can find a free publication called the "Warren Showcase" at many stores in town. In the back it tells you all the things that are going on in the town for the month and all the things that you can become apart of in the community. Best of luck and welcome to Warren!

You'll also need a home inspector with a similar demeanor. I pride myself on my ability to clearly explain the homes current conditions (good & bad). First time buyers typically have more questions and the inspection takes longer (if done properly). I always allow extra time and will answer all my client's questions (I'll even give you advice on lawn care if you want).

Forrestier in N.J. you do not purchase the property you purchase a tax lien. If the tax lien is unpaid by the owner 2 years you purchase it you can start the forclosure process. All Foreclosure Sales Are Subject To The Following Conditions

The highest bidder to be the purchaser.

The purchaser will pay 20% of the purchase price at the end of the sale and sign acknowledgement of purchase. The 20% must be in cash, certified check, cashiers check, treasurer's check or money order.
If the purchaser fails to comply with any of the conditions of the sale the property will be sold a second time, the former purchaser being responsible for all losses and expenses, including but not limited to Sheriff's fees, Sheriff's commission and Attorney's fees incurred by the Sheriff's Office but receiving no benefit from such sale.

Sold subject to restrictions of record which are unknown to me and to unpaid taxes or assessments and such state of facts as an accurate survey would disclose.

Deed to be delivered at Sheriff's Office one month from date of sale at which time the balance of purchase money will be required. Balance of purchase price may be paid at any time after the sale. I agree with a lot of the information that has been provided to you. Location is a big piece of the puzzle for pricing, as Jack mentioned, but it is then followed up by bedrooms and bathrooms. Those are the basics when a buyer is searching for their home. Just remember, there is a house for every person and a person for every house.

Pricing a home is a very diligent process. It is best to compare properties that are similar to yours that have sold in the past 12 months, 6 months, homes currently under contract, and finally homes that are actively listed today. At Weichert, we use a tool known as the price trend analysis. It does just that! You will be able to see very clearly what a similar home is selling for.
