Wow, it is a beautiful house. I used to live close by for 5 years. But I can see they already have accepted an offer and it is going under contract. New homes are coming up every day in a season though.
For new construction we offer closing costs assistance to buyers up to 2% of selling price. We need to come with a buyer to the site at the initial showing. For this home you could get around $9K towards your closing costs.

Livingston is a very hot area. Homes priced right fly in this market. Depending on your situation I would first evaluate your home readiness for sale and then concentrate on a home you want to move into. As far as you dont have a burden of mortgage payment you might want first find what you need and then immediately list your home - this strategy would allow you to secure a new home and so you wont need to move twice - price your home nicely and you will get offers in a matter of days. Another suggestion - if you want to list with a realtor - use the same person for your home purchase - besides huge savings on commission it would be easier to coordinate both deals and close the same day. If interested in listing by owner I can share with you how you can avoid paying listing commission for thousands in savings. ... more

Sorry, but 68 Midland is under contract.
It went UC on Nov 15, and is scheduled to close on January 31, 2014.
It was listed for 339,000 and was only on the market 14 days.

In total, there are currently only 13 active listings in Glen Ridge.

Both West Orange and Livingston are very nice towns to start a family in. Good schools, plenty of restaurants, Turtle Back Zoo, skating arena, South Mountain Reservation just to name a few. These are also a good choice for NY commuters.You could definitely find a nice start-up house in the price range you have set. Please let me know if I can be of assistance.

I think the test place for you to buy a home is in West Orange. The reasons are manyfold.
1) House prices are low compared to other places.
2) School system is very good
3) You do not have to pay for Trash removal
4) The water is best and you do not have to worry about the salt eating away your plumbing.
5) Commuting to New york city by bus.

The only issue with the west orange is high taxes. But if you take into consideration all other things that I mentioned above not a bad idea to look into West Orange.

In Metuchen: Gramercy Square (new construction), a few in Jefferson Park and a few in Franklin Square

In Woodbridge Proper: Park Place most units have both

In Iselin: None

In Edison:
Dogwood Meadows, Heatherwood Villas, North Meadow have basements and garages, as well as Westgate and Village Gate. In Grande Woods, most have garages, and not technically a basement, but the larger units have a lower level "family room with access to the yard.
The Woodlands have garages and basements but don't often come on the market (tho there is one now which is a short sale)

There aren't a lot that have both in Edison.

Parkgate has garages and no basements.
The Oaks have only a few units with basements (rare on the market) and no garages.
Timberline have garages but no basements
Village Pointe have garages and no basements
The Maples have neither
The Enclave have garages no basements
Pumptown Corners have neither

I live in the East Brunswick area and work in midtown NY (I also grew up in NY). You should live in an area where you're not limited to transportation - that's a mistake a lot of people make when they move to NJ. They move to these remote towns in Somerset, Morris, & Gloucester counties and drive 20 mins or more just to get to a parking garage to catch a bus or train. You should definitely look into areas where you have options - you can get to a train station and/or bus station (things happen with transportation - accidents on highways, train delays, etc and no one considers that). Where I live, I'm 10 mins away from New Brunswick station, 5 mins from 2 bus stations with service to NYC & Jersey City/Hoboken - I watch the news to get the traffic report and take whichever is convenient so that if there's a problem with train or bus, I'm not stuck getting in to work late. If I were you, I would look at properties along the Northeast Corridor Line (more express trains also run on this line as well into NYC - every 5-15 mins). Hope this helps. ... more

There have only been 2 sales on Colonial Woods Dr in the last closed title in May and one in June.....6/7 months ago. They were both 4 bedroom/3 bath bi-level homes, and sold for $425K & $461K Prices in West Orange are continuing to decline at about 1% (or a little less than that in W. Orange) per month. There is also 1 active on the market for $449K..and it's been on the market 165 days.

Are these prices anywhere in the ballpark of the appraser's report? The appraiser should be looking at similar style homes (bi-level?) as well as neighborhood and condition.

That is correct. Property is currently still as active on the MLS as listing # 2579794 as a two-family with a list price of $330,000 coming from an original list price of $380,000. 2008 taxes are listed as $10,285.17 and the property last sold on 04/25/2005 for $579,000.

I won't stagger you with the lists of stuff you'll have to pay for in any closing. A couple other people have already done that. But do keep in mind that the floating percentage of your total purchase price varies little at closing. Lawyer's fees vary, PMI Insurance either is or is not a factor, etc. Anticipate a total closing bill of between 2.25% and 3%. I cannot re-iterate enough that it is the job of your lawyer to go over and explain, highlight major differences among and prepare you to totally anticipate each charge.
