The spring time through the end of the summer is typically the busiest time of year . However homes sell year round and the time that you put it on the market is not in my opinion quite as important as prepping your home properly to be marketed. The market has picked up significantly in the past 6 months and buying has ramped up due to low intersest rates and prices . However the houses that are selling for the best prices are the houses that are show the best. It is important to work with a realtor who will guide you in the process and who is experienced in staging homes to sell. In that regards when you do decide to list your home do your homework but make sure that you start working with a realtor a few months before hand on some guidance as to what will pay you back and what is better left alone. I have found that insurance agents are very happy to receive an MLS sheet that the Realtors use. It shows the year built, room sizes, square footage and other descriptive detail. If you don't have one for your home you could send me your adress and I will look up your home on the CTMLS and email you back what you need. We have access to these forms as Realtors subscribing to the CTMLS as part of our annual dues. Any licensed Realtor can provide you with this. ... more

Connecticut has become more defendant friendly over the past 2 years, most cases are reverted directly to mediation and the mediators are very knowledgeable especially on loan modification.

Even if mediation were not to work the process is very drawn out, the court offers extensions giving you time to attempt modification, short sale or deed-in-lieu-of and it could take years for the bank to take the home, then housing court may allow you to stay in the home as much as 6 month beyond the eviction date.

The state web site is very informative, and the clerks at the court are very helpful, just make sure you do not miss answer or court dates

I live and work in Waterford and I think it depends on where the house is. There is much information that is needed here. Is the house you are interested in vacant? What kind of shape is it in? When you say it is comparable what does that mean? Year of construction. I have seen houses on the same street for sale and have seen as much as a $50,000 difference. The more expensive one got snapped up and the other two are still on the market. ... more

your Realtor and your Contract can provide these answers. Simple as that. Just as the price is on the contract, so too should be the closing dates.
