DON'T AGREE TO THIS!! I agree with you that this is a bad deal. I'm familiar with VT and I know your home will sell without a buyer waiting 6 months. First off, if these buyers don't want to move in the winter, WHY are they interested in buying a home in VT?? To live anywhere in New England means at least 4 months of brutal winters and residents don't stop their lives in November. I know residents go about their daily lives all winter long - whether they are moving or not.

Explain to the buyers that you REFUSE to accept a 6 month extension and if they don't accept, you will move on and find a different buyer. If these buyers want your home badly enough, the will accommodate you and close within 1 month. Convince the buyers that the roads in VT get plowed quickly and there is such a thing called salt spreaders. Also tell them if they wear solid winter clothing they won't freeze to death moving into their new house. I'm just north of NYC and I went to work all winter long even in the snow.

You actually can't list on Trulia as for sale by owner. You would have to pay for what is known as a flat-fee listing service to be on Trulia. Zillow is more FSBO friendly, though.
