Eli Givoni-Short Sale Dept LLC answered:
If you try to sell your house, and you can't get enough to cover your mortgage, we can help you. You can do a short sale, and keep foreclosure off your credit. We have been successful in getting homeowners off the hook for the deficiency, as well as, getting homeowners up to $23,000 in relocation assistance. Feel free to give us a call, and we can explain the process to you.

Sell it as is, rebuilding will be difficult and costly as well as tedious and stressful. Unless you are going to keep it sell it like it is.
