I would agree with all the responses that recommend these are all things that will add value. Maybe not a full return on investment but none the less these will add a degree of value. One thing that really comes to mind is this. If you do the updates and decide you are going to move on after a few years you yourself will have had the opportunity to enjoy the updated space and when you list the property these items will not be used against you during the negotiating process because your home will be in move in or near move in condition to current standards.
Lastly, is the electrical that is just a matter of safety. I personally think that issue should be addressed above anything else.
