Buyer can give you a 30 day notice to quit for no cause as the new owner, or give you min. 30 day notice of rental increase. Depending on your income you may qualify for grants which can eliminate or reduce the down payment. If "solid" income means a lot you may not qualify. However, if "solid" means "stable", possibly you do! Here's a link to educate yourself on these.

We accept these grants as down payment when arranging mortgage financing for our clients and although not all banks will accept them, many will.

I am available to help you at your convenience if you wish.

I can do a full underwriting approval ahead of time if need be and I also offer credit score improvement programs for free while we work on your mortgage.

A three bedroom home will attract many more buyers when you go to resell the home. You have to factor in your families needs and the three bedroom home will most likely be appraised higher so your tax bill will be higher.
