In my market Las Vegas the seller is required to disclose all defects and needed repairs in the Seller's Real Property Disclosure (SRPD) form. If your offer has been accepted they are required to provide you with this disclosure. Check the date on the disclosure and make sure they have given you an updated one since their last inspection. If it has a more recent date it should include the defects found in the inspection report.

If the seller refuses to disclose the needed repairs etc the seller can be held liable for up to 3 times the cost of the repairs.

I am sure some local experts can advise you on your market as well.

There are many different types of siding: vinyl or aluminum, wood, wood shingle, brick, cement fiberboard, asbestos, stucco. Much of it is local or regional preference, or may be characteristic of a particular style of home. It largely depends on personal preference, based on aesthetics, cost, ease of maintenance. Some buyers seek out particular siding while others avoid it. It's just another factor in the decision whether or not to buy a particular property. ... more

According the the official website of the MassachusettsDepartment of Fish and Game, www.mass.gov/dfwele, trout fishing is found:

Hoosic River in North Adams and Williamstown
Housatonic River in Great Barrington, Lenox, Pittsfield and Stockbridge. There has been extensive PCB remediation in Pittsfield and there are concerns about the Housatonic in Lenox. It is not recommended to consume fish from the Housatonic.
Laural Lake, Lee
Lake Buel, Monterey
York Lake, New Marlborough
Big Pond, Otis
Onota Lake and Pontoosuc Lake in Pittsfield
Windsor Pond, Windsor
Richmond Pond, Richmond
Stockbridge Bowl, Stockbridge
Goose Pond, Tyringham

There are numerous streams in Adams, Cheshire, and Savoy that support trout, but you'll need the goodwill of a local fisherman to find them!

None of these place are in Sheffield, but Stockbridge, Great Barrington, Monterey, New Marlborough, Otis and Tyringham are all relatively close by.

I hope this helps.

You may find additonal info on www.mass.gov/dcr/watersupply/lakepond/lakepond.htm.
