You can qualify for a mortgage with a credit score as low as 580.

If you have a 580 or above score you would only need a minimum of a 3.5% down payment and you can even roll closing costs into the loan costs using a sellers concession. I can explain a sellers concession a bit more if you need me to.

There are a lot of mortgage programs avialable.

In the area you are looking to buy in you can expect to put down a minimum of 3%. You are even allowed to roll some closing costs in using a "seller concession". I can explain the sellers concession a bit more if you need me to.

The programs I'm describing allow you to buy a multifamily home and allow cosignors if needed.

I can help you get a pre approval if you would like to see what you can qualify for.

If the HOA governing documents require a minimum income then yes. It is to make sure that you can afford the assessments on a continuing basis. The HOA couldnt care less about the if you have a mortgage or how you pay for the unit, as long as they get paid.

Seller pays commissions so having an agent from the area certainly helps you being from out of town.

Your budget sounds reasonable to get a 4/2 in a good community, with or without an HOA.
