I would not rely on Trulia's data because there have been complaints from sellers who post questions stating the data is not accurate and reflects poorly on their neighborhood / town. These owners feel the data lowers the value for their homes that they are trying to sell.

Websites like Trulia, Zillow, etc. pay 3rd party vendors to copy public information from counties across the country. They use an algorithm to come up with the published data. The algorithm is proprietary so it's not available to you. As for crime statistics, these websites can easily get information from police department websites and other websites using public information. There is also the Census Bureau's website. School data is from greatschools.org. This website is reasonably accurate but not 100% and not updated quickly enough.

The issue is websites like Trulia and Zillow can only publish "PUBLIC" information. There is plenty of information that is "private" and unfortunately it's the private information that would better reflect the data and put the data in a more accurate format for consumers. For this reason, realtors are angry that buyers rely on the "public" data because it makes them look like liars when realtors reveal the truth behind the data. The expressions on buyers and renters faces is not pretty.

I don't think you can "download" anything from Trulia. However, keep in mind this is just a marketing website. This should not replace the assistance of a REALTOR, nor the MLS (multiple listing service). Your Realtor could absolutely "download" a comprehensive list from the MLS for you. The listings you see on here (and other sites like Zillow or Realtor.com) are notoriously out of date. If you're in a hot market, it's likely most of the listings you see here are already under contract. Good luck! ... more
