If you are still looking for a lease option (rent to own) property, I might be able to help. I work with a cash buyer who is willing to buy any property listed for sale and then lease it back to you for a term of 1-5 years at market rent (I work with the buyer to determine a fair market rent based off similar rental rates in the area).

Each year, the option price goes up slightly (usually less than the market!) and the rental rate can increase slightly to keep in line with market rents.

There are no down-payment assistance programs (which are usually scams to get more money out of you), so within the 5 years, you will have to save for a down payment (FHA allows for 3.5% down usually with a 620 credit score). I could connect you to a credit repair agency if you'd like... although that is work you can typically do yourself.

In short... they buy the house, you move in and you can option to buy it at any time between the day you move in through 5 years. The best part... is that you get to pick the house out of all active listings.

The industry standard is usually 2 years however there are many different variables at work.

In my experience, I've found that most landlords will rent to someone with credit issues if the deposit covers first, last, security and one extra month's rent.

For what it's worth, it might be in your best interest to look for owner-managed rentals. Owner's are usually more flexible with their rentals than management companies are.

Unfortunately you are having a hard time because there just are no Single Family Homes in Cape Coral at an $850 monthly rental anymore. $950 seems to be the starting rate but if you look real hard you may be able to find something for $900. Wish I had better news but perhaps if you search where individuals post rentals themselves, you might have better luck. Good luck! ... more
