If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. I lived in AMLI @ Milton Park for three years. While I enjoyed it, I would not consider it "family oriented." Yes, there are activities for the kids occasionally (4th of July, Halloween) but don't expect to see a lot of kids in the community. There just aren't many. However, the community is very nice. It's clean, quiet, and well maintained. And you'd have to go into more detail as to what you consider "5 star." At best, it's a 3.75. If you're looking for more upgrades and a touch of luxury, then AMLI Northpoint is where you want to be. It's a bit pricier but gives you the hardwood floors, elevators, upgraded appliances, etc. AMLI Northwinds has a ton more kids (3 bedrooms) but doesn't give you as many niceties.

POPULATION
In 1981 Alpharetta was a small town of approximately 3,000 residents. By July 2007 our community had become home to 51,243 citizens, composing roughly 20% of the population of northern Fulton County. During the workday, the City swells to more than 120,000 residents, workers, and visitors.

HOUSING
From 1980 to January 2007 the total number of housing units increased by more than 1,000%, growing from 1,116 to 20,427. More than 66% or 15,241 of Alpharetta’s total households are single-family residential units. An estimated 5,186 multi-family households can be found in the city. It is anticipated that nearly 22,000 households will be found in Alpharetta by 2010 and that the total number of households present in the City will swell to almost 27,500 by the year 2025.

EMPLOYMENT
By September 2007 an estimated 105,912 workers were employed by businesses within the City of Alpharetta, a figure that is forecast to swell to 109,937 by the year 2010 and to more than 133,000 by the year 2025. Over 77% of Alpharetta residents are employed in professional, managerial, technical, sales and administrative positions.

HISTORY
Based upon original research by Anne Rogers Ferguson

Alpharetta and Milton County can trace their history to the time of the resettlement of the Cherokee Indian Nation in the 1830’s.
The first permanent landmark in the area was the New Prospect Campground
1858 was the year Alpharetta can date as its birth as a town. On December 11 of that year, Alpharetta was legally chartered.
By the time of the Civil War, Alpharetta had grown to a fair sized town with three hotels, several mercantile shops, numerous churches and a school. The farms around the area were for the most part small family farms and the majority of the farmers were not slave owners.
When the depression of the early 1930’s devastated the nation’s economy, Milton County found itself near bankruptcy. In order to save the area from disaster, it was decided that a merger of Milton County with Fulton County would be to everyone’s advantage. It was because of this merger that the first roads began to be paved. Until that time, the only paved roads in the area were State Highway 19 (now Highway 9) and 120 (now Old Milton Parkway).
Today, Alpharetta is one of the fastest growing communities in the South. Its environment is considered ideal for raising families and living a quality lifestyle free from the problems found in so many similar sized cities.

As you can see from the lack of response to your question, there is not much of a market for short term rentals in Alpharetta.

You may want to search for "executive rentals", although those tend to be furnished and usually apartments. There are also services that are looking for people to live in homes that are on the market, having them furnished and showable, but you'll have to be ready to move if the property sells.

You may find a smaller home (3br) in older community like Rivermont in Johns Creek (former Alpharetta) for $2000 budget. The rental rate is based on the size and age of home, 4-5 BR homes in golf communities start from $2500. You can still get into a nice swim/tennis community and stay within your budget.

The approval time and deposit varies day to day and property by property. For approvals: What is your time frame? Sometimes the tenant screening services are overloaded and can take several days to a week. There can be delays for them in obtaining verification - especially from your previous landlords.

Not all landlords use the same type of tenant screening. Some landlords like to meet the tenant and you are approved with a handshake. Others use quick and easy on line tenant screening services. Others do their screening in house. Some will hire an outside - third party which specializes in tenant screening and background investigation.

For deposits: How much can you afford? Everything is negotiable in real estate. Most deposits are credit driven. One month security deposit with good credit is common, but I have seen offers asking for no deposit with good credit to some asking for the equivalant of 2 months rent. It can change property by property and situation by situation.

You should probably start to look for your rental home 30-45 days out. This way you will have enough time to search, get approved, and move in with out feeling all the pressure of waiting until the last minute.
