April is a great time to visit, but very doubtful that anything that will be available in June will be on the market in April. The "available to see" market is usually either available immediately or at most 30 days out for occupancy. June is time of a lot of turn over due to the school cycle, but it is a time of high demand as well. Unfortunately, your small dog will narrow the inventory that will consider you as a tenant. Areas close to campus are great to live in, but are the most in demand due to employment centers in downtown Palo Alto, facebook, google, etc. You might consider Redwood City as a possible home when you visit in April. There are some nice areas and commute from there is not bad.

Hello Jacqueline, if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

The rentals in Palo Alto start from $1,386 for a studio apartment and $1,925 for 1bd 1ba apartment. The purchase start from 294k for 1bd 1ba condo which is as low as $1,500 @294k if you are a US citizen, then you may qualify for 3.5% down or as low as .5% half percent down payment.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Lincoln, Many of the best rental offerings in Palo Alto, Mountain View and Los altos( the surrounding areas) are found on craigs list. This is not the case in other parts of the country so depending on where you are coming from its important to know this. A real estate agent can help you with the search as well and help you choose areas to focus on. Downtown Palo Alto is very desirable, one of the more expensive places to live outside of San Francisco. Often rooms are available where a student(or parent) buys a nice townhome or condo and looks to supplement the cost by taking in tenant(s) and those situations can work out nicely as well. Good luck and have fun! This is such a great area to live and work in you should certainly find something by networking and looking online.

About $1600 per bedroom per month is towards the low end for Palo Alto. With 3 baths and a 2 car garage if you aren't too near a busy street and your house is in excellent condition you might get up to 25% more.
