Hi Joan, not necessarily but most of my landlords do it as a good way to start the relationship with their new tenant. They'll usually charge the previous tenant a cleaning fee from their security deposit if they left the unit in poor condition. ... more

Working with a knowledgeable Realtor is your best course - they know the inventory and have a handle on the new rental listings. I'm not a Realtor but I'm a lender in Hoboken and know many awesome agents - I'd be happy to refer one to you.

Hi Aashish, are you planning on purchasing or renting? If purchasing then two months should just be enough time for your mortgage to close.

If renting, it may be just a tad bit early believe it or not since most rental apartments typically become available a month or less before their availability date. This doesn't mean you won't see any units available for rent, there just may be less to choose from.

Also, try to avoid Labor Day weekend as most real estate offices close in town that day and it may be hard locating an agent and accessing properties.

Hope that helps

We are actually looking to move in Hoboken with my family. Would you be interested in renting it directly to us, instead of going via a broker?

My recommendation is for you to contact a reputable real estate agency in Hoboken by looking on line at the bios of their agents. Contact one and perhaps they can help.

Anything is possible but it's unlikely. It's not often that we get units less than $1,500 and when we do, they're rarely pet friendly. It could happen but some stars would really have to align. ... more

Hi Joe, depends on what part of Clinton st...Couple different options. If around 1st and Clinton I'd walk to Path and take the train and get off at either Christopher St. or 9th stop depending on where you have to be. Also, if more toward financial dist. you can take the Path to WTC area that is a different line.

If uptown, id explore either walking to the Ferry and taking that downtown (you can catch ferry near water around 11th st.)

If you want to save money from ferry I'd suggest taking bus (which runs to port authority) on clinton St. and stops every couple blocks to Port Authority (42nd and 8th) and you don't even have to go outside can walk downstairs and get on A C or E line and go downtown. I would google the address you need to be at in city and if youzoom in you can see what subway lines are close. I'm sure something from Port Authority will be close to where you need to be.

Hope this helps!

Yvonne Parker answered:
Hi Kathleen,

I would love to help!
First, I would give you a list of places that are on the multiple listing service from other agencies AND places from Liberty Realty that have one of the highest amounts of rental inventory in Hoboken. It will be a list of links... this way you can view pictures and details. Send or tell me which ones are your favorite. From there we make an appointment to see them before they get taken! Because the good ones usually do!

In my 12 years experience this can be the most efficient way of viewing real estate without too much time being wasted and feeling confident that you have covered all the possibilities.

How does this sound?

Respectfully,

Yvonne Parker

July apartment inventory will begin to hit the market usually the beginning of May, with more inventory coming on the market throughout May and June. I'd get started looking for apartments before you leave for over seas, but if you don't find anything, you will still have time to find a place once you return. Forward me your e-mail address, and I will begin to forward you available apartments as they hit the market.
