NEVER EVER pay anyone up front to go see a rental. NEVER sign a lease without ever seeing the property in person. Make sure the person is the real owner (ask for proof). You can look up property addresses in public records and see who the owner is.

Hello Mary, I have never heard of it. Do you mean for the landlord or tenant? Are you looking to rent a home or rent out a home?

The rentals in 92394 zip code start from $1,150 for 3bd 2ba single family home, from $1,350 for 4bd 2ba single family home and up.

If you are looking for rentals you should study RENT vs BUY listings. You may qualify to buy with minimum out of pocket expenses and pay about the same as rent in the high desert cities with down payment and closing cost assistance programs.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

Nowadays even rental applications are full disclosure. Every company verifies employment, credit, references, some even require background checks. Depending on your job, you may need to provide bank statements, for example if you are an independent contractor or 1099 employee. When I am reviewing an application I ask for a recent bank statement. I want to make sure that they can afford the rent. The last thing that I want is to run into problems down the road and have to evict someone for not paying the rent. You have to see it from the property managers perspective... They are protecting their client and minimizing the chance of vacancies and or legal costs.

Hello Jonell, it was leased 3-31-14 for $1,999 a month. The rentals in Fontana start from $750 for 1bd 1ba apartment, $1,080 for 2bd 2ba apartment and the single family homes start from $1,250 for 2bd 1ba home. The purchase start from 94k for 2bd 1ba condo which is as low as $475 down payment with a minimum 580 fico score.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...
