You would want to read your lease agreement as this will dictate what you are responsible for. Typically lawn care (mowing the lawn) and all utilities are tenant's expense. HOA is typically landlord's expense.

Its best to start looking at least 30 -60 days prior to the end of your lease. The home rental market is very aggressive at the moment due to the lack of inventory. I would hate for you to wait too long - and not be able to find exactly what you are looking for.

I just so happen to work with an investor that will actually purchase a home for you to rent from them. It allows you to pick out your own rental home - and they will purchase it for you. They will then turn it over to a very reputable property management company - and you will rent the property from them. It's a great program - and allows you to be in control of the home leasing process.

I would check out Providence Village for great investment properties. You can get an amazing house for an amazing price and it is very close to Frisco. Also, the community is the best for families with top rated schools. You can find a newer home about 2,400 sqft for about $150,000 or less. ... more
