It depends on several factors including where you intend to build. I would ask a local General Contractor.

You can search by the property address on the Palm Beach County Property Appraiser's website at You can copy and paste it into your broweser. Otherwise, if you'd like me to look it up for you, and possibly answer any other questions, I would be happy to. Just call or email me with the property address.

Dear DP2,
I specialize in residential representing both buyers and sellers and would be pleased to help you there. However, my partner at Lang (& he's the top producing commercial broker at Lang) would be pleased to assist you with that aspect whether it be commercial, industrial, business and residential multi-family properties from West Palm Beach to North Miami. (His most recent sale was a motel in Boynton.)
Please email me at and I will put the two of you in contact with one another. That way he can gauge your investment goals and present suitable properties to you.

Prices may vary.......

The most expensive part a roofing job is the cost of labor. Our recommendation is to not try to cut costs by skimping on the quality of materials.

If you shop around you'll find out how drastically the costs will vary. Expect bids between $25,000 and $35,000.

We would like to comment that now is the time to make a deal with these contractors as they are desperately looking for work.

Alma Kee answered:
Dear Linda,

Your HOA board of directors will probably have to do a special assessment or increase your assessments to cover the shortfall. Many HOAs are seeing an ever increasing number of homeowners who are not paying their assessments so it places a higher burden on those that do pay. If a property has any equity (unlikely in this market), your HOA can have an attorney file a lien and then foreclose to get paid for up to a year's HOA assessments and the legal fees. You can request financial documents from your HOA and they're required to supply them within 10 days if you want to see where your money has been spent. There's an interesting website that you may want to visit:

Hope this helps you.

All my best,
Alma Rose Kee, P.A.
