It really would depend on how much square footage it would be, plus, the material you want for your roofing. Sometimes roofers can give discounts for bulk when they do a lot of work, so the square footage might be different for that specific job. It sounds like you have a smaller area of roofing to get done for the deck, so there's another possibility that a roofer would give you a discount for a smaller area too because it's a quick and easy job for them. When you do any renovation at all you have to decide why you are doing it. Are you doing it to add value to the home or are you doing it for yourself. What ever you do, you'll want to be sure it's done well and professionally. When you go to resell your home are the majority of buyers going to see the value in your renovation that you do? I live in the Lutherville area and have sold a lot of houses. A lot of buyers in the area are professionals with families who find value in having a master bath, the demand is for 3 and 4 bedroom homes with 2 to 3 bathrooms. The third bathroom doesn't necessarily need to be on the main bedroom level and it can be a half or a 3/4 bath. You may find having a 3rd bathroom on the bedroom level isn't necessarily going to add as much value as it would cost and might not make your house sell any faster. ... more

Changing the exterior an excellent idea. It is important to create curb appeal. You must be careful however as not all brick manufactured and used in Baltimore row homes was intended as a finished product. All brick is porous and absorbs moisture but most brick today is fired in kilns to harden the clay and give it a mush higher resistance to the elements.
I Baltimore, much of the brick was intended to be painted just like siding to protect it from the weather.
It is best to determine this prior to the removal of formstone so you can be prepared for any extra costs.
You may also find that the formstone is covering other problems.

Often it is best to contact an architect to determine a number of questions, the primary being budget.
Having the project designed allows you to provide contractors with stable scope of work that is to be followed and your architect should be able to give you information about your budget and if the budget fits the scope. The architect can provide you guidance to good contractors and provide guidance with assessing bids.
If you do not feel comfortable with an architect then you should determine the scope of work that you can provide to contractors as you probably want more than one estimate, The scope may include permits, drawings that may be required, list of subcontractors to be used by the prospective contractor and the time frame for completion. Ask the contractors what their time frame is like and what other contracts they may be working on at the same time.
Ask the contractor how they plan to protect your property during the construction process. I believe you said you wanted a second floor built on your property, will that require the interior of your home be exposed for any period during the construction?

As long as there is still a tub (on the bedroom level) for families that need to bathe small children, you should be ok with the renovation......not sure it will increase the value, but it shouldn't decrease it ... more

Not to give you a non-answer, but "it depends". That's an amazingly low price. I just redid a property in Northern Virginia--an older rambler--and had two bathrooms redone. One was simple--we just replaced things in the same places they'd been. The other we totally redid, moving everything around. Our cost was about $7,000 per bath.

Your material supplies alone will run over $1,000--tub, sink, vanity, toilet, tiles around the tub, tile floor, mirror or medicine cabinet, towel bar, light, exhaust fan (and the venting for it), etc. You might also have to reinforce the floor, since you're putting a bathroom in an area that wasn't designed for one. Then, of course, you have the plumbing and electrical. Plus a new paint job for the parts that aren't tiled. You'll probably have to run a new electrical circuit up to the bath (for the GFI, if nothing else).

If you can get a new bath (or even half bath) installed--with proper permitting, done by licensed contractors--for $2,500, I'll send you a set of bath towels for your new bath.
