The U.S. Census provides statistics on race, religion & other demographic data by town & zip code. This allows buyers to choose neighborhoods they feel comfortable with because realtors cannot help you with this. ... more

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved if you decide to buy and to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

Talk to her and try to work it out. Do you have a rental agreement? Has she always paid on time? Is she in breach of any of the terms in the rental agreement? Do you plan on moving back in? Do you currently live there with her and only rent out a room? There is not enough information here to go by.
How long has she lived there? Less than a year, more than a year? That matters because of the amount of notice that you will have to give her.
Someone asked a great question earlier... Do you want to sell the unit?

I hope you bought your house while the area is still affordable. I owned a house there for 24 years on little 6th Avenue, one of the nicest streets in *old* Leimert Park. The houses are gorgeous, especially if they haven't been remuddled. The tile in my two bathrooms and kitchen was beautiful, including a Bachelder fireplace. My street had mostly single professional women with children, a college professor, a teacher, a couple of lawyers, some retirees, an LAUSD cop. The apartments in the area are nice as well, very spacious and gracious. My house was broken into once during the time I lived there. Security cameras aren't a bad idea, no matter what neighborhood you live in. The neighborhood is really well located, between USC and Culver City and is especially convenient now with the Expo line and by 2018 the line that will travel down Crenshaw to the airport. The neighborhood schools aren't the greatest except for sports, but I sent my kids to magnets. There's a wonderful music scene in LP Village with the World Stage and the Vision Theatre. A lot of the jazz clubs have closed, alas. There's even a Farmer's Market now (we used to have a food coop, The Jefferson Community Buyers Club). My kids love that they grew up in Leimert Park. I think, it is nice and relatively safe. Most of houses are owner occupied. The best part about this location: parks. What other city offers this much park ground?! Golf fields, tennis, biking and running trails, nice lake, Japanese Gardens, etc, etc, etc. Lake Balboa is a hidden gem of Valley:)

The best kids friendly areas are of cause the areas around Los Angeles. One of the cleanest and safest neighborhoods in this price range are Santa Clarita and Calabasas. Staying closer to Los Angeles is also pricey and $450 range usually in ok neighborhood. Torrance, El Segundo, Venice Beach, Playa Del Rey, Sherman Oaks, Glendale, Pasadena are actually neighborhoods you should consider.
You should also consider certain neighborhoods by how close they are from your work.
