kissimmee is the dumpster of central Florida, along with poinciana. stay away from it, yes house prices are cheap, but there is a reason for that.

Kissimmee in general is a big city. It has its rural parts, downtown, Short term rental & vacation sections, areas close to Disney, Areas Close to Celebration,.... So it just depends where you are at.

In general, its a beautiful city with lots of amenities, close to major highways and Disney. You have no problems finding nearby restaurants and grocery stores and shopping areas in most areas of Kissimmee.

Schools ratings vary from zip code to zip code :)

We've lived in Bella Lago for the past two years. It's a beautiful community but we find it too far for our liking. The traffic from Pleasant Hill toward Orlando is horrendous during rush hour & coming back home any time after 3 pm until almost 7 both John Young & Hoagland get very backed up. We haven't had any issues with crime, but being so far from "civilization" is making us move. No, it is not likely that cinemas & restaurants will be built around here. In fact, south of us in Poinciana there used to be a Starbucks - and it closed. And it's not just the food & shopping, it's doctors and church that tend to get us out of the area.
As for the boat launch, we've used it & had not issues. That at least, is a bonus. If you want to be near the lake but not deal w/that traffic, try The Oaks - it's at the corner of John Young & Pleasant Hill or try north of East Lake - North Shore Village looks very nice. Good luck!

A two sided question. Certainly from the perspective of things to do and growth opportunities, Kissimmee is hard to beat for kids. But physical growth is of course only part of their development. The School District of Osceola County has made great improvement in recent years. The Elementary schools are on a par with just about anywhere. The High Schools do lag some of the best in Orange and Seminole Counties, but they are still good places to get an education. ... more
