I have been resident of Anaheim for the last 23 years as well as Debbie I live about a mile from Disneyland. Anaheim is a great city to live in and raise your family. As every city Anaheim has good a bad areas. You have to reach an Agent that knows the area in order to choose the right place for your family.
If you can find properties listed on the area that you are interested on please don't hesitate to call me. I will more than happy to assist you.

Sheryl Arndt answered:
Hello Maria.formenton, there is a lot of partying everywhere with young people. Are you looking for the party lifestyle?

if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

South of Katella, the air is cleaner, low crime, Stoddard is an excellent elementary school. Some lots, on the border of Anaheim and Garden Grove are comfortably large inside and out others are more normal. Ther land is generally flat (no views), most areas have good sidewalks, but some were built before the area was incorporated and lack ADA standards for access. ... more

Some parts of Yorba Linda can be too far from the main freeway and malls. The YL community that is closer to Brea and Fullerton is better because of the schools, nearby shopping and freeways. Imperial and Prospect is a great community. Yes its my listing and is a standard sale with no short sale problems or REO fixing needed. Take a look and tell me what you think. Cul de Sac Street, very safe and many close families that watch out for each other. ... more

Unless anyone here is an attorney, giving Klimt615 advise on a 3-day notice to vacate is beyond our expertise.

Connie, your answer is not correct. First, the eviction actual is done by the sherriff's office, not the Marshall. Orange county has not had a marshall's office since 2000. Also, the unlawful detainer process can take as little as 3 weeks, or as long as 3 month, depending on the situation, the court's schedule and how the UD action was served. ... more

Yesmin -

I echo what the other agents have said...both are wonderful places to live. Laguna Niguel probably has more allure to it with its name than Aliso Viejo does. Laguna Niguel is more established, older and generally more expensive get into a lot of areas that have ocean views.

Aliso is a younger community both in the age of the homes and the overall age of those living here. As mentioned earlier, many homes have great views of Saddleback or of the Canyon area. I, personally, have loved living in Aliso Viejo for more than ten years now...I don't plan to ever leave!

Good luck! If you need any assistance with your home search, I'm happy to help.
