This is a very difficult question to answer intelligently or easily as succinctly as possible with the info here. I'll share some points.
Blue Ridge Mountain Club appeals to a totally different buyer than 5 minutes from Boone. It is far more secluded and quite private. It would determine whether or not you are building there for yourself or for sale.
You could build the same home in Boone for the same price as a home in Blowing Rock, for example, however the land value would be different most likely. Higher in Blowing Rock in general,
But not always extraordinarily. And as to comparing views, these are extraordinarily different in our entire county. For example, a lot with a gorge view off Greenhill in Blowing Rock would be at least
twice the cost of land/lots off Browns Farm near Deep Gap, that has a nearly identical gorge view.
If buying a ready built home, in Boone the price would be about $150 to $200, and that same already built home in Blowing Rock would be $200 to $300 a sqft
when selling the home. So building to live and building to sell in Boone vs Blowing Rock are two different ballgames. Hope that helps. Are you planning on building to live or to sell?

The property was Temporarily Withdrawn From the market. There are definately some issues with the neighbors driveway and right-of-way (it seems to encroach on the property). Without having viewed a deed or plat, it seems there are some major issues that will need to be settled for this piece of land.... more
This home at 432 Junaluska sold a couple of months (June 2010) ago and yes it is in R-1 which means only one unrelated may share the home.

Purchasing a home with an apartment can be very beneficial, especially in your situation. The most important thing to consider if you rent out the extra living space is to screen the potential renters, and have a written lease contract that covers all aspects of the rental situation. You need to be aware of your rights and responsibilities, and understand that the renter also has rights and responsibilities.
You also need to be aware of the zoning laws if you are considering a purchase in Boone, or in the ETJ (Extra Territorial Jurisdiction).
In addition to students or faculty members at ASU, you can consider people who work at the hospital, local businesses , and Samaritan's Purse.
You may wish to consult your attorney and financial advisor to determine if the income you'd need to help with your purchase will be worth the "hassle."
