Your best bet is to have an agent represent you as a buyer so that your wants and needs are taken care of. A listing agent represents the seller, and can only represent the seller's interests.

The previous answers are correct in that you need to speak with your accountant. Also, you need to be aware of laws regarding tenants. And get more information about inspection process for your townhouse prior to renting it. Every county is different in regard to rental properties. Also, if you do not want to be an interactive landlord (collecting rent, making repairs, etc.), you need to seek the help of a professional management company. I have a few in mind that you may want to contact if you decide to keep the property and turn it into a rental.

If you decide that you cannot handle the headaches of being a landlord along with the expenses of clean up, repairs and renovation each time a tenant vacates, then you should sell your townhouse and invest your profit in another manner. Give me a call if I can be of any assistance. I live in Bel Air, so I am very familiar with the area.

The foreclosure process is not a quick one, taking sometimes a few years, and many times there are multiple owners -- a bank or even two, as they are often sold at auction.
Legally, they say no trespassing because if they didn't and a person were on the property and got injured or something, that person could have sued them. With the warnings in place, if a person were to enter the property and get injured, that person did so at their own risk and would have no legal rights against the owner.
