If you don't yet have a Buyer's Agent representing you (that is, a Realtor that works for YOU), I encourage you to hire one ASAP. ALL buyers -- whether a first-time homebuyer or not -- should have a Realtor on their side to guide them through the homebuying process. Indeed, your Buyer's Agent will not only save you time (finding ALL available properties that meet YOUR specific criteria .. as soon as they come on the market), but a good Buyer's Agent will save you money (through effective negotiation strategies that ensure you will be getting the best bang for your buck:)

Ask friends and family members for recommendations on Realtors (or, perhaps, choose from those posting here on Trulia) and choose 2-3 to interview. Choose the one that you feel is experienced, knowledgeable, responsive ... and someone savvy with contracts -- you'll want someone who KNOWS contract language to best protect your interests.

I think the best thing for you to do is to contact an agent that can help you get the information you need directly from the most updated source, the MLS. Some sites,can have outdated information on them. This is not something done deliberately, it's just that the MLS has stricter policies on updating property status.

I can have daily e-mail updates sent to you with new properties that come up on the market. This way you won't miss out on anything too! My approach is hassle- free, you decide the pace.
