It sounds as though you have heard back from other agents regarding the Taxes in CA, however I was wondering if you have found a property? If not what type of things are you interested in doing when you are in Lake Tahoe. I think depending on your answer, I can then guide you to which area might work best for you. Taxes can change no matter where you own property, so I say choose the area that is going to bring you the enjoyment.

There are many variables that would go into determining who is responsible for repairs due to a bear break in. As a Lake Tahoe Realtor I know that certain homes are prone to bear issues, so one thing I would want to know is if your landlord ever disclosed to you that the house has had issues with bears in the past. If the house has had issues and your landlord never told you, I find it hard to believe it would be your responsibility.

In Tahoe we have to be "Bear Aware" and not leave garbage in our garages or in the house as this can attract a bears. If garbage is left unattended in your home than you are inviting bears to come on in, so definitely keep that in mind when trying to determine responsibility. In the end the homeowner/landlord most likely has homeowners insurance that would cover most of the expenses of a bear break in minus the deductible and possible increases in policy cost. If you did not do anything to attract the bear than I feel that it would be hard to make a tenant responsible for expenses to repair the home. If it is blatantly obvious that the bear came by because there is always trash in the garage, excess garbage in trash cans, or food left on countertops/sinks than some of the responsibility might fall on the tenant.
