This property was taken off of the market because there were seasonal renters coming in to town in December. At that time, the property was listed at $670,000. This property is .187 of an acre. Most lot sizes are at least that size or bigger that will accept a standard size pool. Alot depends on the angles of the lot and the set backs that may be required in Sanibel.

Look at the posting for that home again and find the logo for Realty Trac (black and red). Most times when you see that logo on any listing it means the price you see is NOT a sale price, and the home is probably not for sale as of yet. It is just a posting of what the Bank/Lender had to pay the courts to document regaining custody of the home when they foreclosed on it (transfer value); and/or an announcement that the foreclosure process has just begun (Lis Pendens). Next that Bank/Lender will take several months to put the property on the market at "Market Value for the specific community" and it will be listed/advertised as a Foreclosure or an REO. This property has had foreclosure filed against it but it is not listed for sale at this time. It is a single family home but the price you are seeing on Trulia is not realistic.

This lot is not currently on the market in the Sanibel or Fort Myers multiple listing system and terms of the sale, price etc will be determined by the bank when property is listed. I do not see a recent sale on this lot. Last recorded sale on Leepa was 2005, Lot is assessed at $250,000. Current active lots for sale in the neighborhood are one across the street listed for $369,000. Price bank will ask at this point is unknown. decorte four on sanibel could give you more specific answer..but prices have come down from the 300 range.

The home did not sell for 162k. The home was transferred to the owners LLC, this was a disqualified sale. Homes in Sanibel did not drop that drastically, and are holding value. Here is a link to tax page for that home.

Welcome to Sanibel. 2675 Wulfert Rd #3 is the largest unit available at the Sanctuary Golf Village and is on the third floor. We have now 2 on the third floor with 3/3.Tthey have an offer right now on it which was is an end unit.The only other unit available at this point is another unit on the 3 rd floor with 3 bed/3 bath for $825, 000 : They would be excellent comparables one against the other...though the first one at 2675 Wulfert Rd. #3 does have an offer.
It does a great view of the 18th Fairway and lake and has its private security elevator which drops into your foyer. Following is the link:…

As rightly told there are a few others on second floors about half the size starting at $470K and up.

Current value or appraised value based on last 6 months of sales of like homes in that area. Professional real estate agent can provided comp value for a home sold in MLS

If you follow the link to the page, this home has a Sanibel Island address. If you then click on "view more details" button, it leads you to a realtor who is selling property on Fort Myers Beach. It looks like this realtor is just trying to get the phone to ring. There probably are properties on Fort Myers Beach or maybe Sanibel Island selling for that amount, but do your homework. Some realtors are not advertising properly just to get the phone to ring. Other "too good to be prices" might just be short sales without bank approved pricing, and some may be legitimate foreclosed sales.
If you are home searching the best thing you can do is find a licensed realtor who will do the footwork for you. They are trained to sort out the bogus advertisers for the real thing.
