The amount you see is likely the price that the bank paid to transfer title. When the banks sells the house usually their list price will be based on a fair market value.

The taxes for my listing at 430 Terrace Drive are $4,564/year. The Association fee is approximately $82.00/month and a 1X capital contribution of $300.00 is paid by the buyer at settlement. The association fee includes the following: Snow removal, trash, lawn and common area maintenance.

I understand some homeowners in Beaver Run appealed their property taxes and were successful in having their taxes reduced by 25%. The active listing MLS#5588469 states in the remarks that their taxes were reduced to approximately $3,550/year. I had a successful appeal, reducing my taxes by $1,000 and would be willing to share with any homeowner how the process works.

My listing is under contract but I can email you the 9 active listings in the Beaver Run subdivision. Please keep in mind that I can help you with any properties you might find at open houses, signs, newspaper ads or online, regardless of whom they are listed with.
