There are currently 3 builders in Mountain House actively building new homes. They will typically post homes that are move-in ready on the MLS. If you want to be able to choose your flooring, cabinets and upgrades then you will wait longer to move in. There are also houses for sale by their current owners available. Since the "oldest" house in town was built in 2003, they are usually in good condition and less expensive compared to a brand new house.

Thanks David for your response. How easy is it to rent the investment property. Would you recommmed SRF, Duples, or Towhouses. What is average vacancy rate which I should take into consideration when calculationg cap rate. What is the property tax rate including any special taxes like mello ross etc. Do you believe this community has potential fopr future appreciation as lot of people get turned away from Mountain House because it is far away and people don't want to spend so much time travel to work.... more
This particular house is not listed in any MLS. Hard to say if it would end up the way you think. Any seller can bring cash at the time of closing, if they could , and make it a regular sale. If they dont' have cash for the short fall, then it would become a short sale.... more
