HOA = 301/mo plus Mt.Park Recreation Center dues of $325 every 6 months.
Currrently rented for $850/mo, the potential is much greater at $1200/mo.

Dear Home Seller,

Many who are parties in a home purchase are unclear as to what is considered to be personal property with regard to the sale of real property. The refrigerator that you included in the sale of your property is considered personal property and therefore an added bonus to the purchaser. When property is not attached and can be removed without damage it is usually considered personal property. On the other hand a built-in dishwasher, for example, would be considered included in the sale unless excluded in the listing. You mentioned that the wine fridge was under a counter and between two cabinets, it may have been considered by the buyer to be built-in. If they are under this impression they could consider it grounds for a small claims lawsuit. I would consider making this a win-win for both parties. Sometimes being right doesn't always, in the end, provide the most desired results.

I am going to assume you do have it listed with a Realtor currently. If not, that is definitely the first thing I would do. Only approximately 9% of homes are sold without a Realtor each year. Has your Realtor listed the home on any specialty sites such as those targeting luxury homes, waterfront properties, etc? Also, for that caliber of home even listing it on certain sites (such as craigslist) in other major metropolitan cities across the US and some other countries may spark some buyers looking for additional homes. Another option is to send information about the home to some lifestyle home and real estate magazines to possibly get featured.
