I would recommend renting a house on Mud Island (aka Harbor Town), a utopic neighborhood on the MIssissippi River right near all the amenities of downtown.
The neighborhood is quaint, safe and beautiful.
There is a Montessori School on the island and plenty of green space to run around.

You can find several rental options in that general price range in Memphis, but be careful to check out the neighborhoods, crime rates, and if you have children, the school systems. I live in the Midtown area, and have a wonderful landlord. He works exclusively with Midtown properties - But, there are tons of other rental options in the Midtown area, downtown, and East Memphis that you might find appealing. ... more

It is possible, especially if you have positive rental and credit references. As a leasing consultant, rent history is king to me. If you demonstrate that you have paid on time in the past, that is the best indicator to me concerning whether or not you will pay rent on time in the future. Each office is different.
