One thing you can always count on in NYC is change. Your 5-7 years ago coincides with the 2008 financial crisis that has led to the current market. Back then new development came to a standstill which has contributed to pent up demand and very little supply in the market. Now the only new supply is occurring at the high end of the market because of the price of land and the economics for the developers to make money. Foreign buying is a big part of the picture as they are buying about 35% of all condos sold, they view Manhattan as a safe environment to invest. ... more

It all depends on your style of building and how the interior looks. If the residence was renovated, is it to your liking and is it lavishly renovated. It is worth noting the condo depicted is representative of the 68 properties currently in development for this community.

It is standard practice, when selling and marketing real estate that is in the process of being built to have only one image to represent all of the properties.

As a result, that listing remains although it represents all 68 properties. When the last of the 68 sell, this listing will be gone. I would suspect perhaps 5 to 10 properties a year sell.

I looked into the UES specifically and could only gets stats since the new year (going further back is too much data for the system to handle, but if you would like to specify your search I can go further back, i.e. one bedrooms, doorman buildings, etc.

Average $/SF in UES condos is $1,441
Average $/SF in UES coops is $858, but there is a significant range.
