Yes. Fractional's are still growing in popularity, especially those which are deeded. At Wrightsville Beach, the Sundance homes are the latest additions to the market with owner friendly documents, high demand locations and upscale amenities.

Existing owners have first right of purchase on units that become available for sale. For that reason, resales rarely become available on the open market and are not usually listed in the MLS.

As of August 2015, the developer had only one Co-Ownership Interest available for sale and has begun a wait list with plans to add several new properties to accommodate demand. Current availability may be seen at www.ownalittlebeach.com. You may reserve on a first call basis at 910.620.2570.

The average price per square foot went from $109 in October 2012, to $130 in December 2013 in Wilmington. During the same time period in the 28409 zip code the average per square foot price went from $116 to $127. Additionally, in the 28412 zip code prices went from $104 to $102. I'd be happy to share some more statistics and some analysis with you. I do agree however, that considering the current interest rates, now is a good time.

Yes the hoa fee is $180. What is most important about the HOA fee is what it covers. In this case the Master Insurance is covered so that means you will not need to buy "a structural policy" for the property. Which could cost a lot. So $180 is not a bad deal.
